Existing Conditions: This step is the actual field measuring of the existing building. We will document walls, floors & roof. We will document doors & windows. We will gather basic structural information. We will also photograph the entire building inside & out. Once complete we will have a very good understanding of the building.
CAD Background: This step is to compile all the info gathered in the Existing Conditions phase into CAD (Computer-Aided Drafting) to create a background for design phases.
Schematic Design: This step is the first pass at designing / laying out the space based on the program / requirements outlined by the Owner. The result is a preliminary set of plans that can be shared with General Contractors to solicit Cost Opinions / Budget Pricing and confirm the budget is in line with the project scope & cost. This step also entails performing preliminary evaluation of zoning and neighborhood association guidelines.
Design Development: This step is the evolution / fine tuning of the design / layout. It defines exactly where stairs, elevators, doors, windows, bathrooms, offices, equipment and basic MPE (Mechanical, Plumbing & Electrical) items will be placed. The result is a Work in Progress set of Plans, Elevations & Sections that can be approved by the Owner and cost checked against the budget by the General Contractor. This step also entails performing code research to determine egress and life safety requirements.
Construction Documents: This step involves taking the approved Design Development and creating a complete set of Construction Documents for Permit submittals and Bidding by General Contractor. It will include fully dimensioned & noted Plans, Elevations & Sections along with Schedules for doors & windows plus details. If required, the drawings would be coordinated with Civil & Structural Engineers (fees excluded) as well Design Build MPE sub-contractors (fees excluded).
